Experience: During 3 Co-op sessions (10 Months) on Site, Phil aided in Structural Steel Shop Drawing reviews, Managed the MEP Coordination Trailer and worked with JHA's on Life Safety Inspections. 

Lessons Learned:

 - MEP Coordination is the life blood of a successful building project.

 - The TEAM can overcome a lot of challenges with good communication and helping others.

 - Quick and concise decisions are vital to moving forward.

Experience: During 3 Co-op sessions (10 Months) on site, Phil aided in Field Quality Verification, Daily Production Tracking, and Change Management.

Lessons Learned:

 - The labor force is the 'Tip of the Spear", keep them productive and the project will be successful.

 - System tolerances are critical. Assure underlying system tolerances are in spec with adjacent systems. 

 - Speak to understand, most field guys love sharing their knowledge.

Manufacturing Plant Expansion

Experience:  Phil was the owner representative for this project for 9 months with full project responsibility.  Traveling to site regularly to meet with plant leadership and the building team.  Coordinated Site Operations with Construction Operations and maintaining reports and communications to site and corporate leadership.

Lessons Learned:

 - Waste Removal Chain of Custody 

 - Changes in Personnel can create significant struggles

 - The demands of plant activity on adjacent construction and vise versa.

Western High School Expansion

Experience:  Phil acted as Project Engineer on this project from RFP to Occupancy. The project consisted of the construction of a 24 Classroom Science Building (Tilt-wall), Locker Room, and a Storm Water Retention Basin.

Lessons Learned:

 - The value of Lessons Learned systems and best practices.

 - The importance of setting your vendors up for success in lieu of whipping them. 

 - JHAs can be a challenge of their own & Miami-Dade Large Missile Impact Testing.

Hurricane Repairs

Experience: After Hurricane Wilma hit the Broward County area in 2005; Phil was a lead on many different projects that included, Airport Fueling Station Rebuilds, Historical Building Repair, High Rise Office Repairs, and many other small projects. 

Lessons Learned:

 - Customers are wowed by good customer service, clear communications, and reliable commitments.

 - Documentation of existing conditions is invaluable. 

 - Emergency preparedness is essential to being ready to aid others.

Experience: Phil lead the QA/QC, Billing and Financial Tracking, Scheduling, and Subcontractor Coordination portions of this Cafe/Auditorium building. A Masonry and Steel Structure with Lightweight Concrete roof. 

Lessons Learned:

 - Take on your leaders responsibilities and train your replacement to grow in an organization.

 - Some chocolate with the Office Manager may get you more than a deal with the President of a vendor company.

 - The value of $0 change orders.

Experience:  Phil would tell you this is the hardest project he has ever experienced.  The lessons learned on this project are worth as much as his entire college education.  But, we learn from our struggles and we overcome by getting back up and being wiser on future projects. 

Lessons Learned:

 - Protect the Project from all enemies (Foreign & Domestic). I.E... Be true to the integrity of the project. 

 - Be wary of unrealistic expectations and unreliable commitments. 

 - Understand your place as a Project Manager and what you can and can not control.

3T MRI Installation (Anna)

Experience: Construction of a new MRI space adjacent to existing MRI space while the hospital is actively seeing patients in the existing MRI.  Crane delivery through 2nd floor wall adjacent to air-care helipad. Procurement and coordination with MRI Manufacturer.

Lessons Learned:

 - The value of trusted partners/vendors that are an extension of an owners culture and expectations. 

 - Nurses & Healthcare professionals are awesome to work with!

 - No such thing as over communication.

MRI Replacement (Elsa)

Experience: Remodel of the existing MRI space to meet new regulatory requirements.  Coordination of delivery and installation of the new MRI in -11 degree air temperatures.

Experience: Replacement and install of adjacent Multi-Mode Fiber Backbone to Office, Research, and Production site.  From demarc to MDF to IDF.  Audit of old system, MEP requirements in MDF/IDF rooms while maintaining operation of all areas.  Clean switch over to new system without client interruption.  Plus, integration of FA & BMS Systems.

Lessons Learned:

 - Fiber Optics terminology, materials, connections and design architecture.

 - The value of Subject Matter Experts & leveraging thier experience.

 - Working with vendors that understand the client and think outside the box.

64 Slice CT Replacement

Montgomery, OH

Experience:  The unit required twice the electrical service, the floor sleeves are too small, and the down time between removal and replacement needed to be as little as possible.... oh yeah and it needs to be on emergency power which we can not isolate so we will need to take power down for a patient tower. Go!

Lessons Learned:

 - "Plug and Play" does not mean the same thing in Healthcare Equipment.

 - When you end up using what you installed it has a whole new value. 

 - Not all Transfer Switches are the same!
